Lot rent is $400 a month as of September 2026. You own your home and rent the land under it. The park doesn’t rent out homes.
Yes, if the home meets park rules and state requirements. In Minnesota a licensed manufactured-home installer sets the home (Minn. Stat. 327B.041). Call or text before you book a mover, so we can go over the home’s size, age and condition with you.
You can buy a home from a resident who’s selling here, or buy a new or pre-owned home from a manufactured-home retailer and have it set on a lot. Our guide to getting a home here walks through both, including how home loans work on rented land.
No. Watkins MHC doesn’t make loans, set loan terms or decide who’s approved. Homes on rented lots are usually financed with a personal-property loan from a lender that specializes in manufactured homes. See how home loans work here.
About 27 miles, or 30 to 40 minutes by car. Kimball and Eden Valley are each about 10 minutes away, and Minneapolis is about an hour and a half.
Clear Lake, about three miles south, has a county park with a fishing pier, boat landing, picnic shelters and trails. In town there’s a heated outdoor pool in summer, a skating rink in winter and two ballparks. Kraut N’ Wurst Days takes over the first Saturday of August. The Horseshoe Chain of Lakes and Lake Koronis Regional Park are each within about half an hour.
Watkins Elementary is in town and serves early childhood through kindergarten. The Eden Valley-Watkins middle and high school is in Eden Valley, about 10 minutes away. U.S. News reports a 92% graduation rate for the high school.
You may qualify. Minnesota homeowners who pay lot rent can file for the Homestead Credit Refund on Form M1PR. Eligibility depends on income. The Minnesota Department of Revenue explains how, and the park gives residents a Certificate of Rent Paid each year.
It can. Minnesota law requires at least 60 days’ written notice before an increase, and rent can’t go up more than twice a year (Minn. Stat. 327C.06).
Minnesota parks can’t charge an entrance fee, and a security deposit can’t be more than two months’ rent. Ask us for the current deposit amount.
Ask us about the current pet rules before you apply. Minnesota caps pet fees in manufactured home parks at $4 per pet per month.
