Can you get it if you rent the lot?
You may. Minnesota treats you as a homeowner for this refund, because you own the home. The Department of Revenue says mobile home owners qualify the same way homeowners do, and that you can’t claim the Renter’s Credit based only on lot rent. Who qualifies

- Your total household income is less than $142,490.
- You’re a Minnesota resident or part-year resident.
- You owned and lived in the home on January 2, 2026.
- The home is classified as your homestead, or you applied for homestead status and it was approved.
- There are no delinquent property taxes on the home.
- Nobody can claim you as a dependent.
What you need before you file
Four things, and two of them arrive in the mail.
- Certificate of Rent Paid

- The home’s tax statement

- Your household income
- The total for everyone the instructions count in your household, for 2025.
Worksheet 1, in plain words
Worksheet 1 is three lines long. It adds part of your lot rent to the tax on the home itself, and the total goes on line 14 of Form M1PR.

- Jan 2, 2026 You must own and live in the home on this date.
- Before Feb 1 The park makes your Certificate of Rent Paid available.
- By July 15 Meeker County mails the home’s property tax statement.
- Aug 17, 2026 File Form M1PR by this date.
- Dec 31, 2026 Last day to apply for homestead status, if your home doesn’t have it.
If your home isn’t classified as a homestead
Check your tax statement. If the home isn’t listed as homestead, or you bought it in 2025, the instructions say to apply for homestead status with your county assessor’s office by December 31, 2026, ask for a signed statement that it was approved, and include that statement with Form M1PR. If the tax on your home jumped
There’s a second, separate refund. You may qualify for the special property tax refund if you owned and lived in the home on January 2, 2025 and January 2, 2026, and the net property tax on it went up more than 12% and by at least $100. Can I claim the Renter’s Credit for my lot rent?
No. The Minnesota Department of Revenue says you are not eligible for the Renter’s Credit based solely on lot rent. If you own the home and rent the lot, you file Form M1PR for the Homestead Credit Refund instead.
Where do I get the Certificate of Rent Paid?
From the park. Minnesota law requires the park to make your Certificate of Rent Paid (CRP) available before February 1 for the year before. Watkins MHC gives one to every resident.
